Pricing & Project Budgets

PRICING

Home / Contact Us

Every Cape Creatives project is priced from a measured scope rather than a rate card. Here is how we build your budget, what drives it, and what happens before you commit.

1. Scope & site survey

We meet on site in Abu Dhabi or Dubai, measure the space and agree the scope in writing before any numbers are discussed.

2. Itemised quotation

You receive a line-by-line quotation covering demolition, MEP, joinery, finishes and authority approvals, so every item is traceable.

3. Fixed price or phased billing

Most projects are quoted as a fixed price against a defined scope, with milestone billing for larger or longer programmes.

4. Signed variations only

If the scope changes after signing, the difference is priced in writing and approved by you before any work starts.

What drives your budget

  • Area and layout – total square metres, ceiling height and how many rooms or zones are involved.
  • Finishes and materials – joinery specification, stone, flooring, glazing and any imported finishes.
  • MEP scope – HVAC, electrical and plumbing changes, plus fire and life-safety requirements.
  • Authority approvals – municipality, civil defence and landlord approvals, and the drawings they require.
  • Programme – occupied sites, night or weekend working and phased handover all carry a premium.

We do not publish standard rates because no two fit-outs are the same. A 200 sqm office refurbishment and a restaurant with a full commercial kitchen should not share a price list, so every number we send you is built from your own drawings and site conditions.

Engagement models

  • Design and build (turnkey) – design, approvals and construction under one contract and one programme.
  • Fit-out against a third-party design – we build from the drawings and bills of quantities prepared by your consultant.
  • Renovation and retrofit – phased works in occupied apartments, villas, offices and retail units.

To see the trades covered under each model, compare our construction and fit-out services. If you already have drawings, send them and we will price from them directly.

What your quotation includes

Every quotation is broken down by trade and by zone so you can compare it line by line: demolition and enabling works, MEP first and second fix, joinery and cabinetry, stone and tiling, ceilings and partitions, painting and finishes. Authority approval fees sit outside the contract value and are shown separately, so nothing hidden appears on site.

Ready for a real number?

Send us a floor plan, a rough area or simply photographs of the space and we will tell you what the budget looks like before you commit to a design.
